Permission is everything
An institution cannot open on land that is not permitted for it. Sites auctioned by GMADA and other development authorities come with their use fixed: senior secondary school, college, polytechnic, hospital, old age home, hotel. Private land needs a change of land use first, which takes time and is never certain.

Hotel sites
A hotel needs land approved for it, and such land is scarce. Along Mohali's Airport Road, hotels, offices and retail are rising, among them Taj and WTC Chandigarh, and sites approved for hotel, commercial and food and beverage use rarely come up.
Delhi's Aerocity is built. Mumbai's is spoken for. In the Tricity, this corridor is still taking shape. For a hotel site we look at the approved use, the frontage and the number of open sides, and the FAR, because together they decide what kind of hotel the land can carry.
Buying a running institution
Some clients prefer an institution that is already open: a college with its course permissions in place, or a hospital with its beds and its students. The purchase then includes affiliations, permissions and staff as well as land and buildings.
Many institutions are held by trusts or societies, so the sale is often a transfer of the trust itself. These transfers need careful handling from the first conversation to the last.
