What can be built
A commercial plot is worth what it is allowed to become. The FAR, the permitted storeys and basements, and the approved use decide that. On some sites a FAR of 3 allows a basement, ground and three storeys; on others the limit is lower. We read the allotment before we discuss price, so a buyer is always comparing like with like.
Frontage and corners
In commercial property, visibility is income. We look at which road a site fronts, how wide that road is, how many feet of frontage it carries and how many sides are open. A corner showroom on a main road is a different proposition from the shop behind it.
